Understanding Our ‘Pencilling In’ Policy: Fairness, Flexibility, and Ensuring Your Move Happens
Moving house is an exciting yet stressful time, and we understand that securing a moving date isn’t always straightforward. With the complexities of the property market and the unpredictability of the exchange process in England, it can be difficult to commit to a firm date early on. That’s why we offer our ‘pencilling in’ policy—to help you plan ahead while ensuring we can accommodate as many moves as possible.
Why We Offer a Pencilling In Option
We know that agreeing on a move date across a chain of buyers and sellers can be challenging. By pencilling in your preferred date, we can keep in touch with you, track potential bookings, and make provisional plans to accommodate your move. This means that when your exchange of contracts is confirmed, we are already aware of your requirements and can move quickly to secure your slot.
How Our Pencilling In Policy Works
- Pencilling In a Date: If you are aiming for a specific move date but aren’t yet in a position to confirm it with a deposit, we can pencil it in. This allows us to note your preferred date and maintain communication with you as your plans develop.
- Securing Your Date: If another customer is ready to confirm a booking for the same date and is willing to place a deposit, we will contact you first. This gives you the opportunity to confirm your booking by putting down your own deposit.
- If You’re Not Ready to Commit: If you’re unable to pay the deposit at that time, the date will be allocated to the customer who can secure it. This ensures that we don’t turn away paying customers while others are still finalising their plans.
Striking the Right Balance: Fairness and Availability
Our goal is to be as fair and accommodating as possible while also ensuring that we can complete as many moves as possible. Holding dates indefinitely without confirmation would mean turning away other customers who are ready to proceed, and we want to avoid putting anyone in a difficult position.
At the same time, we recognise how stressful it is to coordinate move dates, particularly in a property chain where delays and last-minute changes are common. That’s why we encourage all customers who have pencilled in a date to keep in regular contact with us. Our availability changes daily, and we are always happy to update you on our current openings and discuss the best way to proceed.
Keeping in Touch is Key
We strongly recommend checking in with us regularly, especially as you get closer to exchanging contracts. If your preferred date is looking more likely, we can discuss availability and the best way to secure your slot. The sooner we can confirm, the better we can plan for your move and ensure a smooth, stress-free experience.
